Agreeing a sale

So - you have the place looking great and the offers are flooding in!  We are expert negotiators and after presenting you with offers from interested parties will negotiate on your behalf with the seller to help you achieve the offer you want.  Before an offer is agreed, we will consult with you and advise you if it is worth considering or what the next step you take should be. Think about what will happen after the sale.  Is the buyer in a chain and awaiting the sale of their property?  How soon will you have to move out?  Are you buying a new property and will you have to think about storage and short term renting?  We will be there to go through all of this with you and help you come to a decision as to whether or not to accept an offer. When you have agreed to a sale, we will then start arranging the conveyancing, which will require using a solicitor. We will get on with the paperwork in preparation for the exchange of contracts.

The buyer must provide us with their solicitor’s details and we will provide yours to them so the drawing up of contracts can begin. The buyer and their mortgage lender then carry out valuations and surveys on your property and go over the paperwork ensuring all details are correct.  At this stage, some queries may arise and this is quite standard procedure but can take a little time to address.  After this, contracts can be exchanged and a completion date agreed.  The conveyancing process will be complete then. The buyer will transfer the agreed asking price to your account and the property legally becomes theirs.  This normally takes a few weeks but can be arranged sooner, sometimes even on the same day although this is rare and you will usually need a little time to move your belongings and address any outstanding matters.  Please be aware that after the completion date, the buyer is legally allowed to move in any time they choose.
