You want to get the best rental price for your valuable asset and there are some simple tips and steps to take to ensure this is the case.

Getting your tenants to move in:

Once you have got your property looking its best and are happy with the valuation you have been given, the next step is finding your tenants.  We have a huge database of prospective tenants and will match your property with those who are most suitable.   We will advertise your property in our office as well as online and in the local newspaper.

We will perform the necessary checks on prospective tenants and this will involve checking credit ratings, references etc. This will help you make an informed decision in relation to who you choose to rent your property to.

When you and the tenant are both happy to enter into an agreement we can then start getting all the paperwork sorted out.  We will draw up a tenancy agreement and will go through this with you so you can let us know any requirements you may have or any alterations to our standard contract you wish to make and we will get a copy out to your tenant.  Any concerns may be raised and after these have been discussed you will both then sign the tenancy agreement.

An inventory check must be carried out at your property which will be done by an independent inventory clerk.  This is very important and both you and your tenant will receive a copy of this and another check will be carried out at the end of the tenancy.

The Deposit

We will arrange for the collection of the rental deposit and first month’s payment which will be taken before the new tenant moves into the property. We are members of the Tenancy Deposit Scheme (TDS).  Once these monies have been received, we are all set for your tenant to move in and can hand over the keys.
